I can take your winter rentals — so you don’t have to.

Summer managers vanish when the boardwalk empties. If you’re staring at a dark house from September through May, I can run it for you.

Call or text

Hey — I’m Shea. I already keep Hampton Beach and nearby homes booked for guests year-round. Winter is the hard part for a lot of owners: cleaning schedules slow down, guest communication doesn’t, and a lot of property managers go quiet until Memorial Day.

If that’s you, I can take the winter season (or year-round) and treat your place the way I treat mine.

Winter is the hard part

  • Other PMs disappear in shoulder / winter
  • Empty months still mean utilities, insurance, and worry
  • Guests still need answers at 10pm — even in January
  • You didn’t buy a house to become a winter call center

Offer

  • I handle winter rentals on your property (guest messaging, turnovers, listings as agreed)
  • Same direct guest experience I run at hamptonbeach.rent
  • Honest about what’s bookable: longer winter stays, clear pricing, phone with a real person (603-865-1912)
  • No corporate runaround — you talk to me

Proof

  • Airbnb Superhost / local operator (Shea)
  • Portfolio already live for winter guests on hamptonbeach.rent/winter-rentals
  • Call or text — I’ll tell you straight if your place is a fit

Common questions

Do you only do winter?

I can do winter-only or year-round. Winter is where a lot of owners need help most.

What areas?

Hampton Beach and nearby seacoast / Portsmouth-area homes I can reasonably service. If you’re farther out, ask — I’ll say yes or no quickly.

What does it cost?

Depends on the house and the scope. Call/text and I’ll walk through it — I won’t invent a number on the page.

Are pets / parking / minimum stays different in winter?

Yes — we set that up clearly for guests. Winter stays are longer (currently 30-night minimum on my own winter program).

I’m already with another PM.

That’s fine. If they’re gone for winter and you’re stuck, we can talk about a winter takeover or a clean handoff.

I’m local. I pick up the phone. If you want your place working through the winter instead of sitting dark, reach out.
